While you can find international schools around the island, each region comes with its own rhythm, community and property market.
For families arriving mid-year or at the start of a new term, the commute often defines daily life, which encourages buyers or renters to find properties close to the school they chose to enroll their kids in.
Typically, for French education, the school year starts around August, while for the English curriculum, it begins in January. With this information in hand, parents usually start the enrollment process up to six months in advance. “From there, families look for their rental properties 2 to 3 months before the school year starts, as it’s quite difficult to secure a home 6 months ahead, while not being on the island. Also, the rental inventory is quite volatile, one week you may have 10 availability and 2 weeks later none. That’s why it’s best for prospectors to contact a real estate agency to help guide them through the process and secure the right property for their family in a timely manner,” explains Lee Lazare, Property Expert on the North Coast.

St Exupéry International, Northfields, École du Nord and Greencoast International are popular among expat families. The area is known for its secure estates, spacious villas and easy coastal lifestyle.
Le Bocage, Clavis Primary, École du Centre and Lycée des Mascareignes are among the schools that make this region attractive for families working across the island.
Westcoast International, École de l’Ouest, Paul et Virginie, Telfair Primary, Savannah International and Clavis East are popular with those favouring a coastal lifestyle. Family rentals within 10–15 minutes of these schools are often limited and move fast.
School fees in Mauritius cover a wide spectrum, depending on the curriculum, the child’s age, and whether the enrolment is local or expatriate.
Generally speaking, enrollment fees usually sit between MUR 50,000 and MUR 80,000. Tuition averages MUR 15,000 to MUR 30,000 per month, with each school having a different tariff. Also, a refundable deposit, equivalent to 1 or 2 months of tuition, is often required on admission.
If you’re newly arrived, renting offers flexibility and helps you get a feel of the area before committing long-term. It’s also practical if you’re still waiting on school confirmations or exploring multiple options.
Once you’ve settled into a neighbourhood and plan to stay a few years, buying can make sense. Homes close to international schools tend to hold value well, supported by consistent family demand. “Rental prices generally range between MUR 100,000 and MUR 250,000 per month, while sales go from USD 950,000 to USD 2 million, depending on whether you’re looking for apartments or villas. Homes within 10 – 15 minutes of major schools are clearly more expensive also”, says Lee Lazare.
Being close to a good school isn’t just about convenience, it can also help protect property value.
Some estates are reserved for Mauritian buyers, but in larger developments open to foreigners, homes near international schools often show stronger rental yields and resale potential.
